STRESS!!

So I need everyone's help! We have so many options in texas. mortgage for a home under 80,000 is cheaper than rent and the money would be going towards OWNING something, which is cool. we were thinking of a home, but we want 3 bedrooms and 2 baths so it'll be big enough when we have kids and bryce can have an office to work on his grad school stuff! All the houses that are in our budget are really crappy and would need some work which we wouldn't have the money to do! So we're thinking of a mobile home. We have found tons on craigslist for under 70,000. Some are only like 25,000! the crazy part is even the 25,ooo single wides that are 3 bed 2 bath, are in good shape, but since mobile homes depreciate IMMEDIATELY they go for pretty cheap. It's $200 rent in the parks, but if we had a house we'd have to pay property tax which is close the the same, and on top of property tax we'd have to pay for water, sewage and trash, where in a mobile home park, the $200 rent pays for all fo that. So do you think we should buy a cheap mobile home (25,000) with the space, room, and baths we need and fix it up so we LOVE it or do you think we should buy one that's newer for double the price and not have to fix it up as much? We can't decide. I think if we buy a cheap one, even just painting it and putting new carpet in and maybe new countertops, it'd still be cheaper than if we were to buy one for 50,000, and who knows, maybe even with the 50,000 DOUBLE WIDE, we'd still have some work to do. I don't know what to do. i know we have 5 months, but I'm so excited to be able to ahve our own home, even if it's a mobile home!! :) So excited!! I'll be able to paint and most come wiht a huge jacuzzi tub and walk in shower, which I think is sweet!!!! Well please write back with what you think we should do if you have any experience with the costs of flooring, countertops, cabinets, etc. thanks so much
